Repositioned. Reimagined. Chicago.

The second season of IIDA and AIA Chicago’s Designers + Architects Talk series continued March 10 with a conversation focused on three large-scale, transformative, structural and interior transformations and repositioning projects in Chicago: Willis Tower, Tribune Tower, and the Old Post Office.

The weeks following this event have been transformative in ways that have affected us personally, professionally, and collectively and have sent ripples through the industry. While we understand that projects across the globe may or may not be paused at this time, we hope this enlightening conversation and the innovative reimagining of iconic architectural spaces in Chicago inspires and encourages creativity.

Along with being famous for food, jazz, and world-class museums, Chicago is a city with an incredible architectural history, and the architects and designers leading the charge today play an important role in the reimagining of some of the city’s masterpieces. Projects like the rebirth of the city’s tallest skyscraper, the transformation of a neo-Gothic landmark, and the largest example of adaptive reuse in the country.

Moderated by Zurich Esposito, Hon. AIA, executive vice president of AIA Chicago, the panel featured Todd Heiser, IIDA, principal, Gensler; Sheryl Schulze, principal, Gensler; Meg Prendergast, IIDA, principal, The Gettys Group; and Lee Golub, managing principal, Golub & Company.

Willis Tower

Originally designed by SOM and completed around 1974, at 110 stories, the Willis Tower is still the tallest building in Chicago and one of the three tallest in North America. “Once home to only one tenant, it is now home to 15,000 tenants, and thanks to Todd Heiser and team, it is being recreated and reopened by Gensler,” said Esposito.

Heiser, who is also co-managing director of Gensler’s Chicago office, grew up just outside of the city. He said working on a project like Willis Tower—”or Sears Tower as so many of us still call it,”—is a humbling experience and one that, for Gensler, has been a labor of love for the last five years.

As the tower went through a series of additions in the 1980s, a massive, almost impenetrable boundary was created around the base. “Much of our work was opening up the tower and allowing you to access the ground plate,” said Heiser. “We want to make it less of a fortress and create Chicago’s next plaza. This work, along with the updated lobby experience, celebrates the businesses that call the tower home.”

The public lobby repositioning features a food hall, meeting and events space, restaurants, entertainment, a rooftop park, and skylight supported by 75,000-pound beams that offer a view of the south side of the Tower, and still “the fastest elevators in North America.”

This new space is called Catalog, in honor of the building’s initial tenant, Sears, Roebuck & Co., and serves not only the building’s tenants, but it’s more than 1.7 million annual visitors.

“The new space opens up the building tremendously,” said Heiser, “and helps to position the area as Chicago’s next great neighborhood.”

Heiser’s work is part of a more than $500 million renovation, the most significant restorative transformation in the building’s 46-year history. In late 2019, the tower earned the Leadership in Energy and Environmental Design’s (LEED) Platinum designation.

Old Post Office

Designed by the same Chicago architects behind our other favorite buildings— the Wrigley Building and Merchandise Mart—Old Post Office was built in 1921 and, for quite a while, was the largest post office in the world. “By the mid-90s, however, it’s use was replaced, and the building was left vacant and neglected. But as Sheryl (Schulze, principal, Gensler) will tell us, ‘The wait was worth it,’” said Esposito.

An icon that needed life support. The awakening of a sleeping giant. “Or sleeping beauty as we affectionately call her,” said Schulze, “and we are very grateful for our developer, 601W Cos., who is her prince.”

Gensler, whose efforts were led by Schulze and principal Grant Uhlir came to the project officially with 601W Cos., in May of 2016, because of their in-depth knowledge of the building.

“We were involved with several developers over the years who were interested in the redevelopment of the building, and that ultimately led to us being the best fit for 601,” she said.

Set to be completed in 2020, the $800 million-plus redevelopment, and currently the largest example of adaptive reuse in the country, has modernized the massive structure, without sacrificing its historic character.

“This building is very unique in nature,” said Schulze. “It’s comprised of three buildings, with 250,000 square foot sweeping floor plates, 18-foot ceilings, and varying floor heights that create several loft-like spaces.”

The office floors also still contain the original spiral mail chutes and other items like vaults and scales that speak to the building’s history.

“We’ve been able to reinvent this building into a class A office with game-changing, robust amenities that activate this building and truly make it a destination,” Schulze said.

Building amenities include a bar with a bocce court, a gym that includes a boxing ring, a 450-seat auditorium, a 4.5-acre rooftop park, and a library, which Schulze added, “was an amenity in the original building as well for postal workers.”

Tribune Tower

“The product of a 1922 worldwide design competition to create the most beautiful building in the world may now become the world’s most beautiful condominium building,” said Esposito.

“There’s no maybe about it,” followed Prendergast, who leads The Gettys Group team overseeing phase one of the reimagined Tribune Tower. Solomon Cordwell Buenz is the architect of record on the project.

While the Tribune Tower’s exterior and lobby are landmarked, everything on the inside was gutted to make way for new, high-end spaces. “We’ve learned to love it, embrace it, and then help it move forward,” said Prendergast, whose designs honor the heritage and beauty of the building.

CIM Group and Chicago-based Golub & Company acquired the 35-story, 740,000 square-foot structure in 2016, and is in the process of developing it into 162 luxury condominiums.

“Each unit has a unique floor plan given the variables of the building,” said Golub. For example, the newspaper’s old executive dining room will be a single-family dwelling.

The tower’s amenities will include a spa, fitness center, indoor pool looking over the iconic Chicago Tribune sign, a co-working lounge, meeting rooms, entertainment areas, and an event space featuring a bar and prep kitchen. A terrace on the 25th floor of the crown is framed by the building’s flying buttresses and offers 360-degree views of the city.

“It’s the most amazing thing you’ve ever seen,” said Golub. “If we could bring people to the brown, we’d sell out in one second.”

“This is an iconic and dramatic piece of history,” Prendergast said. “It’s a once-in-a-lifetime opportunity.”

An icon begets an icon.

Lauren Rottet: Connectivity, Success, and Enduring Design

IIDA and AIA Chicago kicked off the second season of their Designers & Architects Talk series on February 11. First up, a conversation between IIDA Executive Vice President and CEO Cheryl S. Durst, Hon. FIIDA, and Lauren Rottet, FIIDA, FAIA, a celebrated interior designer with over 60 million square feet of built design.

The 2020 season of the Designers & Architects Talk series kicked off on February 11 at IIDA Headquarters with a fireside chat between Cheryl S. Durst and celebrated interior architect Lauren Rottet—or as Durst introduced her, “the Patron Saint of Badassery.”

Rottet is the first woman to be elevated to the College of Fellows for both AIA and IIDA. Her furniture and product designs have won four gold medals for Best of NeoCon and three Good Design Awards from the Chicago Athenaeum Museum of Architecture and Design. As Durst put it, Rottet just has, “all the things.”

“So, how did a nice girl from Waco, Texas, end up with an architecture degree?” Durst asked.

“When I was growing up [in Waco], all you could really do was go to church and play outside,” said Rottet. “So, while I did a little bit of the church thing, I also played in the rocks and mud, building houses for the horned toads and frogs I’d catch outside.” From there, her family moved to Houston, where frogs and mud were limited and she eventually turned to art.

Rottet ended up enrolling in the University of Texas at Austin to be a doctor—“Thank God I didn’t do that!”—but found herself strongly drawn to art and architecture. After graduating with a Bachelor of Architecture degree in 1980, she began her career in San Francisco, where she practiced with the accomplished residential design firm Fisher Friedman Associates. She then relocated to Chicago to join Skidmore, Owings & Merrill (SOM) and focused on high-rise office design. Her work with SOM took her back to Houston, where she was the senior designer on several significant high-rise buildings, museums, and planning projects.

When the building boom stopped, Rottet focused her creative energies on interiors and was asked by SOM to start an interiors practice in Los Angeles. After successfully building that practice, Rottet and several SOM partners joined forces to create the architecture and interiors firm Keating Mann Jernigan Rottet. Soon, the partners joined Daniel Mann Johnson & Mendenhall (DMJM) to expand their practice further. Rottet was principal-in-charge of the interiors practice DMJM Rottet for 14 years. In 2008, she left to form the privately held, WBE-certified, Rottet Studio.

With a team of architects and designers she has worked with for as many as 25 years, Rottet Studio has grown into an international architecture and design firm with an extensive portfolio of corporate and hospitality projects for the world’s leading companies and brands. With offices in Houston, Los Angeles, and New York, Rottet Studio is not just Rottet’s body of work, but a reflection of the woman herself.

“Home,” she told Durst, “is where the dogs are, so Houston—and they don’t like to travel. Houston is where I was raised, and my family is there, so I moved back.” However, Rottet had always wanted to work in New York, so when she started Rottet Studio, she opened a New York office. After purchasing a George Nelson-designed home in Montauk, she now calls New York home, too.

With design studio offices across the country, a portfolio that leaves no sector untouched, and an award-winning line of furnishings including case goods, seating, tables, and lighting, how does Rottet measure success these days? “Hotels measure success every day, instantaneously,” she said, “and their ROI is directly related to the design and how well the hotel works.”

Rottet cites her work on The Surrey Hotel in New York City’s Upper East Side, her second hotel project ever, as a standard-bearer for success in her mind. “It was ranked the number one hotel in New York for every year the first ten years it was around, so I think that constitutes success,” she said. 

“I never separated office design, hotels, this or that,” Rottet said when asked about embracing the blurring of design sectors. “The world separates us, wants to categorize us. “When we interview for office space, I show them as much of our hotel work as I do our office work,” she added. “Offices are becoming a lot of fun.”

Rottet also noted that it’s an exciting time for the hospitality industry, citing thriving social hubs within hotels. “When Ace Hotel built their Social Hub, it was where everyone hung out, and the hotel became the social hub of the city, and it went viral,” she said. 

Durst agreed: “It was the moment when hotels became not for guests only, but the neighborhood, becoming the neighborhood’s living room. We’re looking at that in Chicago’s Fulton Market now, where everyone feels like they have access to those public spaces.”

“Design is about the connectivity,” says Rottet, bringing up the Hoxton in Chicago, which has become well-known for its coworking environment. 

So how has Rottet managed to do “all the things” so gracefully over the years?

“It is really hard,” Rottet admits. “You look back and think, wow, I should probably have spent more time doing this or that, but I truly believe failure is not the opposite of success. Failure is a part of success. The beauty of what we do is that we are learning every day, and we learn from both our mistakes and our failures.”

“People always talk about what’s going to change, what something or someplace will look like in 10, 20, or 50 years, but,” Durst asked Rottet, “What will endure about design?”

“A professor once told me if I recognized what I was doing, I’m not designing,” she says. “The true definition of design is that you create a solution; you create something that has not existed before. Design is pushing the edges to better society with the tools you are making.”

IIDA Headquarters to Host Designers and Architects Talk

I am excited to welcome the design and architecture community of Chicago to the International Interior Design Association (IIDA) headquarters this spring for a superb series of talks.

Diversity in Architecture: A Promise for the Future

It is 2018 and only 36 percent of newly licensed architects in the U.S. are women and only two percent are Black. But those numbers are changing. With the benefits and necessities of diversity in the workplace undeniable, firms big and small are setting new goals for themselves and having active, sometimes uncomfortable, conversations about diversifying the field.

But what does “workplace diversity” really mean when the leaders of these discussions are often not the ones who directly face discrimination? The 46th Annual NOMA Conference attempted to pose, answer, and challenge the questions around diversity from the personal perspectives of people of color. Through a series of events, lectures, and panels, “NOMA UNBOUNDED – The Convergence of a Legacy” was a weekend devoted to celebrating and defining diversity within the architecture and design fields.

IIDA hosted NOMA participants and members at IIDA Headquarters on Saturday, October 20, for the panel discussion “Because…Design,” sponsored by Mohawk and moderated by IIDA Executive Vice President and CEO, Cheryl S. Durst, FIIDA and IIDA International Board President Gabrielle Bullock, IIDA, FAIA, NOMA. The panelists present were George Bandy, vice president of sustainability and commercial marketing at Mohawk Group; and Dina Griffin, IIDA, FAIA, NOMA, owner of Interactive Design Architects (IDEA).

The event positioned itself as less a formal discussion and more an intimate exchange among four people on racism, equity, culture, and loving their jobs. “We’re not going to have images, you’re not going to look at a PowerPoint,” Durst announced to the audience members. “We’re just going to have a conversation. The power of conversation is underrated and we need it now more than ever.”

Bandy began the discussion with how he perceived a growing importance of sustainability and well-being going hand-in-hand with a push for diversity within design, architecture, and manufacturing. Communities of color often bare the brunt of unsustainable, cost-cutting development practices, and now the conversations around helping those communities are being led by a diverse crowd. “There has been an influx of people being able to express themselves more freely as it relates to the importance of design,” Bandy said.

Bullock echoed the notion that diversifying the workplace is critical for bettering the lives of diverse communities. “I wanted to become an architect because I wanted to improve how people live,” she said.

Architects are thinking about the environment on a personal, micro level, and in turn, discovering how important a diverse workplace is for generating and maintaining sustainable practices. It seems that the A&D industry is actively rediscovering the workplace as a microcosm for society, and as Durst noted, “You can’t design for the world if you are not of the world.”

“I’ve had clients that have given us work because we are diverse,” expressed Bullock, “and that’s been happening more and more.” Many Perkins+Will projects focus on communities; this necessitates diversifying those working on community projects and helping improve the quality of life for a broad range of people. Diversity is a “spoken strategy” in the Perkins+Will offices.

The panelists also described the ways in which their firms are taking the initiative to ensure diverse hires, which range from overhauling the hiring process to having ongoing dialogues about racism and inclusion. 

“Because…Design” concluded with the question “Does architecture still excite you?” (an unequivocal ‘yes’), along with advice from the panelists: “Bring the voice of your culture and your ancestors to work with you every day, ” Bandy stressed. “Don’t leave your street sense at home; bring it to work with you. Bring your true self to the table.”
